This house was described as a "diamond in the rough" in the property description and I would wholeheartedly agree!  This contemporary home was build it 1967 and instantly made me feel like I was in a scene from The Graduate.   

 

The house needs to be gutted and refurbished with new appliances and floors but oddly enough the overall layout doesn't need to be changed at all.  The house's flow and layout works perfectly for today's buyer.  As an added bonus you have Canyon views and one of the best school districts in the city of Los Angeles.  

 

Its currently listed at $2.299m which is just under $700 a square foot which I feel is a great value.

Income Property of the Week - 2415 Glyndon Ave. Venice

This multi unit income property (lot size: 5,850) is very Venice!  There is a rustic bohemian vibe throughout both sides of the property that make you want to crack open a beer and play some bongos.  

 

With there being a rental shortage in Los Angeles 2415 Glyndon is a no brainier, either as an owner occupier or strictly as a landlord.  You have potentially 4 parking spots, on site washer/dryer, and plenty of outdoor space which are all ideal for rentals on the westside of LA.  

 

The listing price is $1.079 and I definitely think this a good value even at $2,248 a square food just because of the rental upside.

Income Property of the Week - 1145 Oneonta Dr. Mount Washington

Mount Washington is one of my favorite neighborhoods of Los Angeles because it quiet and secluded.  You're away from all the hustle and bustle of Hollywood and DTLA but close enough to be there in 20 minutes (depending on traffic).  

This classically built 3,751 sq ft Tudor duplex was built in 1932 and has been updated with newer kitchens and bathrooms.  It looks like the owners kept what made the house look classic but at the same time making it livable.  What sets this property apart is the gorgeous views and the backyard.  The owners incorporated a multilevel tiered backyard that is ideal for parties or entertaining guests. 

The listing price is $1.150m and in my opinion worth the price tag.    You're getting this versatile multi-unit for just over $300 a sq ft which is great for Los Angeles.

Everyone always speaks ill of anything east of Lincoln Blvd in Venice.  But what people don't realize is that there are some serious compounds with massive lots on the "Otherside" of Lincoln.  1245 Vienna Way is on a 11,400 sq ft lot that doesn't disappoint.  The best way to describe the overall design of this property is modern day Californian farmhouse that is quiet, comfortable, and makes you forget that you're in Venice Beach.  This home is definitely worth taking a look at in person especially now that the price has been reduced.

Last post we talked about a fixer so this week lets transition into a state of the art Venician home.  707 Flower has two structures on one lot that can give you the versatility to host the occasional houseguest in style or rent out one structure for a pretty penny.  The overall design is perfect for hosting a party or event because the flow brings you inside and outside effortlessly.  And what I like most about 707 Flower is that the details are high end but not flashy.  Too often I see builders or designers trying way to hard to be cool or trendy and their project ends up looking over the top and out of date.  There is no substitute for good design.

Property of the Week - 16843 W Sunset Blvd

I'm a huge proponent of the Westside fixer and this house hits all the notes.  Located in the Pacific Palisades, between Temescal and PCH, you get the best of both worlds close to the action but secluded enough where you're left alone.  The lot is a spacious 7200 square feet which gives you enough build potential to expand to ocean views.  I feel that this house is a good value at $1.35 million, the only draw back is that you are directly on Sunset Blvd and there is street noise during the day.  This house is still worth seeing in person!
